Fix-and-flip financing is short-term, asset-based, business-purpose capital used to buy a property, fund the rehab, and sell to a retail buyer. The capital source looks at the collateral, the work, and the exit — not a W-2 story. This desk brokers those files. We do not fund them.
What it is used for
Typical story: acquire a discounted or wholesale contract, complete a defined rehab, and exit to a retail buyer. The hold is the work window, not a long rental. If the plan is a long-term rental whose rent covers PITIA, that is usually a DSCR conversation. Interim purchase-to-takeout files also live on bridgeloans.broker. Private money that is not a flip P&L lives on hardmoney.broker. Same GI Realty desk, different spoke.
Rehab loans are a related structure on this same desk — often the same capital conversation with more weight on the construction draw. They can share calculator modes later. We do not invent an unfinished product site here.
How it is usually structured
- Interest-only monthly payments during a short term
- Points (origination) paid at close
- A loan sized against cost (LTC) and after-repair value (LTARV)
- An exit: retail sale after rehab
Run the estimate on the Fix & Flip Profit Calculator. Caps, rate, and points there are your assumptions — not GI quotes.
Working definition
min(project cost × LTC, ARV × LTARV) — LTC only if ARV is omitted
net profit = ARV − sell costs − project cost − points − IO carry
The live calculator on /calculator uses these formulas. Cash in and ROI are labeled separately. MAO_70 is an educational heuristic only.
Business purpose / no owner-occupied
This desk is non-owner-occupied, business-purpose only. If you intend to live in the property, stop. We do not desk consumer mortgages or primary residences.
Broker, not a lender
GI Realty packages and shops the file. The capital source underwrites and, if it funds, funds. Nothing on this site is a commitment to lend, a lock, or a credit decision.
